Summer Escapes General Terms of Use & General Accommodation Rules

We advise you to carefully read these terms and conditions of our website. The following terms and conditions apply to the Summer Escape website and to all our contracting parties. The following terms set out the contractual rules between Summer Escapes and our customers.

We recommend that you monitor these terms from time to time as Summer Escapes reserves the right to review or amend them at any time without notice.

You can make a Reservation in two ways:

  1. Online Booking, you can complete your reservation by following the Online reservation process.
  2. Request Booking, through the request process (Request Form). After submitting your request, our team will contact you immediately to fulfill your request.
As for booking, you need to be over 18 years old. If you are under this age, only your parents can make a booking for you, and they must accompany you.

All payments (Deposit and Balance) are made in Euros and paid in our bank account. Such payments can be paid by bank transfer or credit card (additional credit card payment fees applied). Please note that all payments must be made in our bank account within two (2) working days of confirmation on receipt of the duly completed and signed booking form by Summer Escapes. Also, payments may take up to two (2) working days to be processed and deposited. In case payments are not received as described, Summer Escapes or the property Owner has the right to cancel and terminate the booking agreement. In case all required details have not been filled in and signed in the online booking form, prior to arrival, Summer Escapes, or any property Owner have the right to cancel the booking contract. 

In order that a booking (request) is valid and firm, we shall ask you to follow the payment method according to the time of making your reservation.

Payments

Reservations are made 6 weeks or more prior to Arrival

  1. Deposit: An initial payment is needed to secure requested dates for the property. Usually, the deposit payment is 30% of the total booking amount unless stated otherwise in the property’s page policy. Payment details as per clause iv.
  2. Balance: The balance payment 70% must be paid eight (6) weeks before the first day of the Rental Period. Payment details as per clause iv.


Reservations made within 6 weeks prior to Arrival

  1. Full payment: In case a reservation is made 6 weeks or less prior to arrival, a full payment is required to book requested dates. Payment procedures follow the clause 1i.


Security Deposit payment 

All valid bookings are subject to a Security Damage Deposit which must be paid upon or prior to the client’s arrival. The security deposit is paid in cash, by bank transfer or blocked-in the client’s credit card. After a client’s departure, the security deposit is returned. Please refer to Terms & Conditions, clause 13 for more information of this document.

  1. Case of non-timely payment of the total value of the reservation
    Summer-Escapes reserves the right to cancel the reservation without compensation at its unaudited discretion if your payment has not been made within the specified time limits stated in the Payment Policy.
  2. Cancellation of the reservation no later than six (6) weeks before your arrival
    You have the right to cancel your reservation no later than six (6) weeks before the date of your arrival, and we refund the amount of the deposit within ten (10) working days from the date you notify us.
  3. Cancellation of the reservation in less than six (6) weeks before your arrival
    In this case, unfortunately, you are not entitled to any refund. Similarly, if you do not manage to appear on the scheduled date for any reason, then sadly, you are not entitled to any refund.
  4. Case of early departure
     If you make an early departure for personal reasons, part of the amount of your reservation cannot be returned to you, and therefore you are not entitled to any refund.
  5. Cases of forced cancellation by the Company 
    If Summer-Escapes is forced to cancel your reservation, for any reason and/or in the application of current or future legislation for the cancellation of reservations or consumer protection or electronic transactions or the contracts concluded at a distance, etc., then we will follow the respective directive.
  6. Transfer of reservation to third parties
    We inform you that the modification of the details of the reservation can only be conducted after the information and consent of the Company in writing.
  7. Case of change of accommodation to an alternative property 
    In the exceptional circumstances we can no longer provide you with the chosen property, you will have the choice among the following options for the same rental period:

    a) Accept an alternative property of equivalent or superior rating for the same Rental Period.
    b) Accept an alternative property of lower rating for the same Rental Period and receive a credit note for the difference in the Overall cost between the original and the substitute property.
    c) If you do not wish to accept an alternative property, we will cancel the booking and refund all money paid to us.

    Summer-Escapes will not be held liable, nor shall we pay any further compensation/damages, nor shall we accept any other additional claims from the cancellation.

    In case a property has different cancellation policy of the above, then this policy is stated in policy tab on each property page. 

We inform you that in case of force majeure, Summer-Escapes bears no responsibility if the execution of our services can not be fullfilled. Cases of force majeure are included but are not limited to war, sudden natural disasters such as earthquakes, fire, flood, pandemics, danger to public health, embargo, accidents, prolonged strikes or other labor unrest, the interruption or long delay of means of transport, the lack of energy and natural resources for an extended period, monetary restrictions, etc. In such cases we will inform you immediately so that we can plan your vacations together.

Each property defines a minimum stay period which it is indicated in its characteristic details posted on each property’s page on our website. If you wish to make any adjustments regarding the period of your stay, please fill in a relevant Request Form, and we will be in contact.

Each property has a maximum number of guests that can accomodate. Information for the number of guests is mentioned on each property’s page. If you wish to change/modify the number of guests, please inform us immediately before proceed in any reservation (see Payment Policy).

At the same time, it is forbidden to host more people in the property than those listed on the booking form and on the website of each property. In that case, if other people are accommodated in the property without any notice, you are obliged to cover additional accommodation charges. In addition, Summer Escapes or the Owner have the right to ask the non-listed guests to leave the property. Identification will take place upon your arrival at the property from the Owner or a representative of Summer Escapes showing ID or passport.

Arrival and departure times are set in each property’s page in our website. We will do our best to accommodate requests for early check-in and late check-outs, with no guarantee granded. Such addiotinal requests may be of an extra charge by the propery Owner.

You are responsible for your third-party liability, health, and medical repatriation insurance. Summer-Escapes does not offer such insurances and will not be held liable to the absence of such insurances. We strongly advise to get a full-term travel insurance for your health with medical care and your valuables. Children up to two years of age do not face accommodation charges, except it is otherwise stated in the policy of each property. For the request/completion of your booking, please fill in correctly the number of adults, children, and infants, so that the price of your stay can be rightly estimated.

Summer-Escapes and the property’s Owner cannot be held liable towards you, the occupants, or your guests for any accident, injury, or illness that may occur during your stay under any circumstances on the premises or facilities.

Valuables left at the property are at own your risk. Neither Summer Escapes nor the property Owner (and property staff) can be held responsible for your loss, misplacement, or robbery at any time.

You are responsible for the correct and decent behavior during your stay. In case Summer Escapes, the Owner or a property representative observes any unrespectfully towards the property and its contents or acts in breach of any provision in the booking documents by you or any member of your party, this Agreement may be terminated immediately, and you will be requested to vacate the property. No refund will be credited to your account and you will be held liable for any expenses might occur due to this behaviour.

The property is inspected by the Owner and/or Summer Escapes before and after the rental period. In case of damage, you are required to report them immediately to Summer Escapes. You will be held liable for any proven damages and losses caused to the property and its contents.

A security deposit is payable to cover, during your stay, the cost of any potential damages to the property or its contents. The amount is fully refundable and will be returned to you a) upon departure if paid in cash upon arrival or b) at the latest within 15 days from the end of the rental period provided we receive from you full bank account details including account name, IBAN code (or equivalent for non-EU countries) and BIC code. Potential proven damages or losses and unauthorized use of the property will be deducted from your Security Deposit. In the exceptional case that the cost of repairing or replacing any proven damages exceeds the Security Deposit, you must accept to cover the additional cost within 7 days of your notification.

The property can only be used for the purpose for which it has been let to you. It is forbidden to use the premises for any commercial use during the rental (such as photo shooting or seminars), and/or to hold parties/weddings unless fully approved by Summer Escapes. In case you make unauthorized use of the property in such a way, Summer Escapes and/or the Owner have the right to ask all the guests to vacate the property immediately and your security deposit will be fully forfeited all applicable claims are fully assessed by the Owner. Photographs taken at the Property cannot be used for publication or sold for profit without written authorization by Summer Escapes and/or the Owner.

Our properties in majority accept children. However, some property Owners apply certain child age restriction policies. Please check the chosen property’s page for more information. You must notify us if there will be any children (and their exact age) at the party before finalizing a booking.

Please note that children’s supervision, safety, and behavior are your responsibility.

The majority of pets are not accepted in our properties. In case you want to bring one, you must ask Summer Escapes for written approval. Maybe, an additional security deposit will be requested.

Most of the properties have a swimming pool where some of them have a heated one which is stated in the property’s page on our website. Pool heating comes with an extra charge. Some but not all properties will provide pool or beach towels for guest use. For more information please kindly check each property’s page policy.

All properties are sanitized and thoroughly cleaned before your arrival. Each property has its cleaning plan as shown on its villa’s page. However, you should leave the property in its original state at the time of the departure. If you leave the property in unacceptable conditions, then a cleaning fee will be deducted from the security damage deposit.

Linen change is provided twice or more times a week, depending on the chosen property, and is indicated on the property’s page.

Some of our properties are located on small islands and might face problems of drought. During the summer period, we kindly ask you to use water sparingly. If you experience a shortage of water, we will do everything we can in time to reestablish its supply.

Electricity can also be disrupted, normally for a short period. However, we cannot be held responsible for any inconvenience such shortages may create. However nowadayds more and more properties use substainable energy sources such as solar and photovoltaic panels or even small wind mills.

We kindly remind you that most of our properties are located in the countryside. It is natural to “meet” friendly insects of Greek biodiversity in the garden yard such as ants, bees, wasps, butterflies, etc. Especially in mountain areas, there is a chance to see rats, mice, ferrets, or hares. Owners usually make disinfection (inside the house) and use traps around the garden area. Unfortunately, it is beyond our capabilities to prevent their appearance.

We recommend you keep doors closed and please do not leave food or food traces in the garden.

Summer Escapes and property’s Owner respect your need for a quiet relaxation, and we will do our best to figure that out.

Noisy circumstances which we have been informed of in time and are about to happen during your stay (possibly from neighboring properties or even from government works), we will be in touch immediately.

In unexpected cases where intense noise nearby the property is a troublemaker, please inform us as soon as possible.

Summer Escapes and the Owner have the duty to provide you with a trouble free stay. We aim to manage any problem that arises within 24 hours. Delays can happen because of the time of the day, the day of the week, the location of the villa, the unavailability of technicians, etc. On each unexpected case, we will be in touch to inform you immediately. If you are dissatisfied with the property or the services of a supplier, please contact us as soon as possible.

This agreement is governed by Greek Law. Any dispute, disagreement, or conflict regarding the execution, application, or interpretation of this agreement or generally regarding the relationships that will be created from it, will be resolved by the Courts of Heraklion, Crete, which is hereby made exclusively competent. The applicable law is Greek.
